Job Description:
The Regional Director of Property Management reports directly to
the Senior Vice President of Property Management and is responsible
for providing direction and oversight to all Regional Managers that
fall under their portfolio.
Responsibilities to include but not limited to:
- Act as a resource for the Property Management Department
personnel including Regional Managers to assist in meeting all
objectives and goals as set forth by the SVP of Property
Management.
- Manage property management personnel which includes Regional
Property Managers and Area Managers.
- Coordinates with other departments on the monthly Regional
Manager meetings and the quarterly Community Manager Training
Meetings.
- Works with Human Resources in identifying and coordinating
annual training needs and plans.
- Works with the Legal Department when and where necessary but
specifically on property management and compliance issues.
- Acts as the departmental representative with the Development
and Project Management teams for all projects that fall within
their portfolio in process including but not limited to property
layouts, security, deal structure, pre-construction meetings,
"lessons learned" meetings, and any other projects that may
arise.
- Work with Construction and Capital Projects team on standards
and best practices.
- Work with City partners and investors to continue to build on
going relationships.
- Additional responsibilities in this area include, but are not
limited to:
- Interviewing, hiring, and training all required personnel.
- Tracking all site level deficiencies and regularly reporting
out to the Regional Managers and site level staff.
- Identify properties that need to be put on the company "watch
list" based on an established criteria.
- Identify training opportunities for site level staff based on
deficiencies identified through audits and file reviews and work
with HR to develop the training and implementation.
- Develop and maintain Corporate Key Indicators and report
cards.
- Works with Regional Managers and site level personnel during
all lease ups.
- Continuing education which includes relevant compliance,
seminars, and certification programs while managing all related
expenses to budget, and with prior approval of the SVP of Property
Management.
- Professionally represent the company by attending industry
related association meetings, events, city sponsored meetings
(state of the city, council meetings, etc.) seminars and other
trainings.
- Other duties as may be needed or required at the request of the
Senior Vice President of Property Management or others on the
Senior Leadership team.
SKILLS
The Regional Director of Property Management should have the
following minimal skills and abilities:
- Effective ability to manage multiple timelines and goals while
maintaining a fast paced and high-volume workload.
- Must possess good verbal and written communication skills.
- Strong accounting skills which include budgeting and
forecasting.
- Experience with Yardi Accounting software is preferred.
- Be able to comprehend, follow and relay instructions from top
management to lower level employees.
- Skillful in being able to relate to others beyond giving and
receiving instructions.
- Ability to work with and understand persons of all ethnic and
family backgrounds.
- A positive attitude and judgment in day-to-day matters.
- Ability to solve resident, personnel, and financial
problems.
- Operate within the basic Microsoft environment including Word,
Excel and Outlook.
- Perform complex or varied tasks.
- Effectively influence people positively on a consistent
basis.
- Make evaluations or decisions without immediate supervision
when appropriate.
- Be a team player.
EXPERIENCE
The Regional Director of Property Management should have the
following minimal education and/or experience:
- Minimum 10 years of multi-family property management
experience.
- A minimum of 5 years of supervisory experience.
- A minimum of 5 years of experience in the affordable housing
industry.
- Working knowledge of a variety of financing requirements, as
they pertain to compliance with programs such as TCAC, Bond, CFHA
or Section 8.
- Experience in working with municipal agencies at the City and
County levels.
FLSA
- Exempt
PAY
- $130,000 - $135,000/year
